If I had a dollar for every time a homeowner in Northeast Ohio told me they were waiting until mid-summer to list because they’re just too busy right now, I’d have a very significant travel fund started. It sounds like a perfectly reasonable plan on the surface. You wait for the Lake Erie breeze to kick in, let the landscaping really pop, and list when the sun is staying out late. It’s a lovely sentiment, but there is one glaring problem: it is exactly what every single one of your neighbors is planning to do.

In the world of strategic real estate, following the crowd is rarely a brilliant move.

When you wait for that perfect summer window, you aren’t just inviting sunshine into your home; you are inviting a tidal wave of competition. We call it the Summer Surge for a reason. By June and July, the local market is typically saturated with new listings. For a buyer, this is a dream.
